Rental Listing Data Feed Program

HERO PM offers a feed of rental listing data to partner companies who qualify.

What rental listing data is available?

HERO PM, through its Harmony software, offers internet-based management, marketing, and communication resources and tools for the property management industry. When a Harmony user inputs or imports data about their rental listings to be marketed, this is available to partners in a feed. Rental listing data can include one or more of the following sets: long-term residential rentals, short-term vacation rentals, commercial rentals, and storage rentals.

As of 2020, HERO PM has rental listing data on over 500,000 units in the United States, all input by the owner or manager of the unit. A subset of this data will be on the market at any given time.

Who is eligible to be a feed partner?

To become a feed partner, you must be an organization that seeks to present available rentals to a relevant audience for the purposes of renting or leasing the rental units and properties.

(If you offer a product or service to property managers and wish to integrate with HERO software, you should seek an integrated partnership, not a feed partnership. With an integrated partnership, we send you business and you send us business, through a software integration, in accordance with our agreed upon terms.) 

Common feed partners include:

  • Internet listing services
  • Regional information services
  • Tenant placement or vacation booking services

Interested prospects should submit a partner application at https://Partners.HEROPM.com/signup. Indicate who and what your business interacts with, and select "Provide us a feed of listing data" as your interest.

HERO PM will review your submission and contact you go through the qualification process and discuss details of how you will receive your feed.

What is the benefit?

HERO PM's members receive additional exposure for their marketed rental listings.

Feed partners receive data that can be monetized with accompanying advertising, ancillary services, or fee for placement.

What if I charge managers to post listings?

You can receive a feed of data from HERO PM for all managers that have executed an agreement with you, and charge the manager according to your agreed upon terms. Paid partners must be specifically opted in by the manager within their HERO PM software. Paid partners must provide HERO PM with their terms, and can provide a sign up or set up form directly embedded in or linked from the HERO PM software, to increase manager engagement.

Paid partners have the option of any one of these arrangements:

  • Limited free options that can be enhanced with payment, such as:
    • First 5 listings from any company are free, additional must be paid.
    • Each listing includes summary information for free, detail information when paid.
    • Each listing is included for free, but elevated in visibility when paid.
  • Discounted rates for managers when listings come from the feed.
  • Revenue share with HERO PM for paid listings.

HERO PM will commit marketing and promotional resources to the partner feed to the degree that it is mutually beneficial.

How can I increase engagement of HERO PM members with my feed?

We get this one a lot. Partners want the most HERO PM members to select the most listings for the feed. Here are some ideas:

  • Engage in a revenue share with HERO PM so we can commit our resources to promoting you.
  • Provide a freemium service that allows members to receive some benefit before they open their wallets.
  • Increase the visibility and reduce the friction of your service by incorporating our inquiry and statistics APIs.
  • Improve the quality of data by incorporating our status APIs.

How will I receive the listing feed data?

This is determined by our discussions with you, and the systems you have to receive and process data. Some common feeds include:

  • XML/CSV data posted or uploaded to your server.
  • XML/CSV data retrieved from our server.
  • API calls to our server.

Is the listing feed data current and reliable?

Yes. HERO PM has a membership agreement with each user who is eligible to distribute data to partners. HERO PM members represent the top echilon of rental managers. Members update their own rental data through their HERO PM software as an interactive computer service. In the event a member misrepresents rental data, it is corrected and/or they are terminated and data is removed. Data updates are posted at least daily to data feeds, and immediately through API calls.

What if I only want rental data in a specific geography, or a specific category?

Your feed data can be pretty darn granular. If you want only townhomes in Kalamazoo that take Housing Choice Vouchers and dogs over 20 pounds, your feed will be configured to give you exactly that. We'll discuss this with you as we build your feed.

I'm a little guy, just getting started, will you work with me?

HERO PM doesn't judge your size, just your intentions to serve. We were the original provider of rental data for most of the big names in the industry today (think toward the beginning and the end of the alphabet), and when we started working with them, they weren't multi-billion dollar public companies. In many cases, we had to teach them from scratch (the stories could fill a book).
